Commercial Property Manager

At Evergreen Packaging, a pioneering leader in the sustainable packaging industry, we are seeking a dedicated Commercial Property Manager to oversee our diverse portfolio of commercial properties. In this role, you will be pivotal in managing property operations, ensuring optimal occupancy, and promoting our environmental directives through innovative property management strategies that align with our focus on sustainable, fiber-based product solutions.

Responsibilities

• Effectively manage the day-to-day operations of commercial properties ensuring cost-effective management, maintenance, and compliance with all company policies and current legislation.
• Develop and oversee tenant relations, lease negotiations, and occupancy strategies to achieve high tenant satisfaction and financial performance.
• Prepare and manage annual budgets for operating and capital expenses, forecast management for property financial performance and conduct regular variance analysis to ensure budget compliance.
• Coordinate with contractors and vendors to manage property improvements or repairs, emphasizing sustainable practices and materials reflective of our corporate values.
• Supervise and collaborate with property management teams to foster an environment of continuous improvement and dedication to excellence in the property management sector.
• Implement and enhance sustainability and energy-saving initiatives across properties in alignment with Evergreen Packaging's commitment to innovation and sustainability in environmental stewardship.

Required Skills

• Strong proficiency in property management software (e.g., Yardi, MRI Software)
• Excellent communication skills and adept at negotiation and conflict resolution
• Proven ability to manage budgets, with a strong understanding of financial reports and lease contracts
• Knowledge of real estate law and property rights, including ADA regulations and environmental laws
• Ability to innovate and implement sustainability initiatives within the scope of property management
